Located on the edge of Claremont Golf Course, Bournville Development comprises 69 single and two-storey dwellings in a medium-density residential community overlooking the River Derwent.

The project explores how increased residential density can be accommodated within an established landscape, balancing the need for additional housing with environmental protection, residential amenity and the practicalities of staged development. Through considered planning and a varied mix of dwelling types, the development combines the independence of individual homes with the efficiencies of a more compact residential environment.

Place

An important part of the project involved rezoning the land and establishing the Claremont Peninsula Specific Area Plan. This enabled greater residential density within previously disturbed areas while protecting the environmental values of the riverfront.

The arrangement of single and two-storey dwellings responds to the site's topography and outlook. Each home is oriented to the north to maximise natural light, capture river views and take advantage of passive solar design. Two-storey dwellings are positioned uphill of single-storey homes, improving outlook and preserving views towards the water.

The two-storey homes are designed with bedrooms at ground level and provision for a residential lift to upper-level living areas, supporting accessibility and the potential to age in place. Upper-level living spaces enjoy dual outlooks towards the Derwent River to the north and the golf course and distant mountains to the south.

Generous glazing and carefully considered roof forms bring natural light deep into the interiors while controlling harsh summer sun. Living spaces extend onto private decks, providing sheltered outdoor areas that take advantage of the views and orientation. The overall layout integrates pedestrian access, roadways and parking within a coherent residential plan.

Process

A range of single and two-storey configurations provided flexibility in dwelling layouts and enabled the development to respond to changing market demands as construction progressed through successive stages.

The design prioritised functional planning, conventional low-rise construction and a restrained palette of materials and colours. This enabled small and medium-sized builders to deliver the homes while maintaining design quality, construction efficiency and long-term residential amenity.

Staging was central to the delivery strategy, allowing the development to respond to an emerging market and adjust to demand over time. The final stage was completed in 2021.

“I have found the 1+2 team to be committed to providing high design value projects while providing a transparent working methodology. I have been impressed by their awareness around quality and costs and the need to provide flexible project delivery.”

Impact

Bournville Development demonstrates how strategic planning and considered architectural design can increase housing choice while responding to the environmental and amenity considerations of an established suburban setting.

The development makes efficient use of previously disturbed land, accommodating 69 homes while retaining the environmental value of the riverfront. A mix of single and two-storey dwellings provides diversity in housing type, while thoughtful orientation, natural light, private outdoor spaces and expansive views contribute to the quality of everyday living.

Importantly, the design considers not only immediate housing needs but also how people may live in their homes over time. Accessible ground-floor bedrooms and provision for lifts offer the potential for residents to age in place, extending the usefulness of the homes as their needs change. Together, these planning and design decisions demonstrate how medium-density housing can deliver individual amenity, adaptability and a strong connection to landscape within a coordinated residential community.
